Missing it costs more than the delay

A delayed office fit-out inconveniences a tenant. A delayed hotel reopening means canceling confirmed bookings, relocating guests, paying staff who were hired for the date, and doing measurable damage to a property that was reopening precisely to improve its reputation.

Furniture and fittings are the specific risk because they are ordered against a program and delivered against a manufacturing schedule. A delay of weeks at the factory arrives at the end of the project, when there is no float left and nothing else can be done to recover it.

How the date should be managed

  • Set it with float, not at the earliest theoretically possible day.
  • Identify long-lead items early — furniture and fittings especially.
  • Report movement as soon as it is visible, not at the end.
  • Sequence so a partial opening is possible if needed.
  • Commission and snag before the date, not after.

Why a phased opening is worth planning for

Opening a portion of the inventory while work continues elsewhere protects bookings, generates revenue earlier and gives the operator a real date to sell against. It requires the program to be sequenced for it from the start.

Retrofitting a phased opening onto a program designed for a single completion is usually impossible, because the areas that would open share circulation, services and back of house with the areas that are not finished.

Order furniture and fittings absurdly early. On hotel projects FF&E lead times gate the reopening more often than construction does, and no amount of site progress recovers a shipment that has not arrived.
